Quarter of all landlords saw no profit in Q3
A quarter of all landlords either broke even or made a loss in Q3 2009, a survey from BDRC reveals.
The market research firm con-ducted online surveys with more than 500 landlords in September.
To qualify, participants had to own at least one residential or holiday property in the UK and were selected to ensure that they formed a representative sample of the landlord community.
Most respondents had residential lets. Of those landlords who saw losses during the period 7% made a small loss and 1% a large one.
Participants believe the prospects for letting are now declining after having expressed a positive outlook in the first half of the year.
Predictably, only half the land-lords with single properties made a profit, with 28% breaking even and 18% making a loss. In contrast, just 4% of landlords with 20 or more properties made a loss, while some 9% broke even.
The research also indicates that landlords are continuing to enter the market despite the challenges.
Some 20% said they had got into the market in the past 24 months - the toughest period since the survey began in 2006.
But not all entered the market by choice - one in 20 were forced into letting by being unable to sell their properties.
