Countrywide sets up new-build conveyancing team

Countrywide Conveyancing Services has set up a specialist conveyancing team for new-build properties.

The firm says the conveyancing process is different for new-build homes and therefore requires professionals with a specialist knowledge of the sector.

The team has been established to provide a support service to developers and home buyers, and is made up of lawyers and key account executives who act as a point of contact for the site office to ensure deadlines, as well as developers and purchasers’ needs, are met.

Sue Spurgeon, chief operating officer at Countrywide Conveyancing Services, says: “With the delicate nature of new-build transactions, it has become ever more critical that chains are not broken because of completion delays and exchange deadlines are met.

“Our new homes dedicated specialist case handlers work with both the builders and buyers to enable a thorough, yet swift completion of the conveyancing process to help ensure half-year and year-end targets are met, enabling developers to reinvest the money into future builds.”

    I think I choose the solicitor on the high street who's only thought is for my welfare - not the developers.
    Am I the only one who thinks Countrywide are putting clients interests below that of others.

  • MC - I believe you have the wrong end of the dogs tail. New builds often have very strict completion timescales, so by saying they are helping the developer they mean by hitting the deadline, which also helps the client to secure the property. I think your 'high street' conveyancer will not work as quickly as they should be to meet the requirements and probable dont understand the urgency required on some cases.

  • Jo - I think you are being incredibly naive, Countrywide only have their interests at heart.

    There are plenty of experienced conveyancers who can deal with new builds, choose one that is independent from the developer and the agent.

  • I am a 'high street conveyancer' and can see both sides of the debate. Having dealt with newbuild sales and purchases I can say from experience that dealing with newbuild properties is different and more specialised than the usual conveyancing transactions. Without going into detail, there are generally more practical and legal matters requiring consideration.
    Having said that in my experience most conveyancers - unless they are a bulk conveyancing firm employig large numbers of unqualified staff - are able to handle such transactions, just not in large quantities. This is where Countrywide steps in. They can deal with the bulk, but my reservation having worked in bulk conveyancing practices and on the other side where Countrywide/bulk conveyancing practices are acting is that quality and client focus is generally sacrificed.
