TIM JORDAN: HEAD OF RESIDENTIAL PROPERTY, FORSHAWS DAVIES RIDGWAY

Recent research by the Ministry of Justice concludes that most consumers can’t tell a good lawyer from a bad one.

It also shows that most rely on recommendations, experience and referrals when choosing a legal services provider.

This is good news for brokers and shows why recommending a trusted solicitor is important.

The most common issue with legal services is that they take too long. In a world where people want immediate answers it’s not surprising that legal matters are perceived as protracted.

This is particularly true with conveyancing. Most conveyancers can turn around a remortgage in days but when it comes to buying property it can take weeks.

Buying property is often the biggest transaction of a client’s life so it is important that everything is done properly.

But just providing sound legal advice isn’t enough. To remove any perceptions of work taking too long conveyancers and brokers must liaise between themselves and with clients to ensure that everyone is informed of progress.

Estate agents are notorious for hurrying clients, brokers and solicitors to push matters through.

Good solicitors complete matters within timescales that are convenient for clients but sometimes there can be issues with the mortgage or property title which require investigation. This is not ideal but good communication can change the perception that legal work takes too long.
