A boon for landlords wanting a quick sale

Recent research by the Association of Residential Lettings Agents confirms that 88% of landlords are taking a long-term view and do not expect to sell any investment properties in the next 12 months.
The research also confirms that the life expectancy of an average property investment is 16.3 years, with one in five landlords saying they expect to hold on to their investments for more than 20 years.
But the flip side to this upbeat story is that 12% of landlords expect to sell properties. This may not be an easy task given the current state of the housing market.
And their problems are compounded because they own tenanted properties rather than housing with vacant possession.
Landlords want to sell for a variety of reasons - to raise additional capital, they may be coming to the end of a fixed rate deal and not have sufficient equity to refinance, they may want to retire or they might simply wish to pull out of the market.
Whatever their reason time is frequently not on their side because they want to sell immediately and can’t afford to wait for the market to pick up.
